Bendick’s Factory, Moorside Road, Winchester.

The property comprised two sites, one freehold and one long leasehold.  The freehold building was originally built for Bendicks of Mayfair in 1966 as a confectionary factory with ancillary offices.  It had been subject to various extensions between 1972 and 1999 and at the time of purchase in 2013 comprised a detached warehouse with two storey offices to the front, providing approximately 67,264 sq ft of accommodation in total, on a combined site of just over an acre.

The purchase involved a sale and short term leaseback of the offices to the tenant, who was in the process of moving operations overseas.  This would cover any outgoings whilst a longer term strategy involving redevelopment of the site was progressed. Immediately following completion, we agreed to aquire the long leasehold interest and shortly afterwards were approached by an owner occupier who was interested in buying the property, at a price we could not refuse.  The building was therefore sold in 2014.
